Civil Works · Wadi E Safa 3
Full ground-floor renovation of an occupied family villa — flooring, ceilings, kitchen remodel, and bathrooms — finished two days early.
Villa Renovation
A private homeowner in The Fields, Wadi Al Safa 3 wanted their villa transformed — not just refreshed. The brief covered everything from foundational finishes to bespoke architectural details: paint throughout, electrical modifications, decorative moulding, wall paneling, cladding, and custom joinery. The centrepiece was a signature stone-finish wooden architectural element, designed and built by us specifically for this home. The goal was simple — a forever home, finished exactly the way they imagined it.
Coordinating this many trades simultaneously in a residential setting — without any one discipline holding up the next — required a level of sequencing discipline that left no room for error. The signature stone-finish wooden architectural element was a completely bespoke piece with no off-the-shelf reference, meaning fabrication, finishing, and installation all had to be prototyped and approved before the final piece was committed to. Matching the 3D paint finish across large wall surfaces with consistent depth and texture was technically demanding and required skilled application throughout.
With a scope this broad, sequencing was everything. We started by mapping every trade against the timeline — ensuring electrical modifications were completed before any finish work began, and that bespoke joinery and the custom architectural element were in fabrication while on-site prep was underway. A single point of contact managed all disciplines so the client had one conversation, not six. Every custom element was presented for approval before production, and no surface was touched until the one behind it was done right.
What We Delivered
Every room finished to the homeowner’s exact vision — from the base coat on the walls to the last detail on the signature architectural piece. The custom stone-finish wooden element became the defining feature of the home, exactly as intended. Handed over on time, with nothing left on the snag list.
The Execution Journey
We listen first — the client’s goals, brand, daily operations, and the deadline that matters.
Exact measurements, existing conditions, MEP capacity, and building requirements — documented before planning.
Layout, materials, and an itemised scope the client approves — with a programme built backwards from the deadline.
Long-lead items ordered first, samples approved in hand, trades sequenced so no one waits on anyone.
One project manager, daily supervision, photo updates, and concealed works recorded before closing.
Every line, level, and finish inspected against the approved scope — snags fixed before you ever see them.
Deep cleaning, a walkthrough together, and a finished space delivered on the date promised.
