The Brief

Jack & Jones appointed us directly to take their new BurJuman Mall unit from a bare shell to a fully trading store. The scope ran from the ground up — all civil, MEP, and finishing works through to the final fixture and display installation. One contractor, one programme, one opening date to hit.

Challenges     

Mall fit-outs operate within a strict authority framework — BurJuman’s fit-out regulations, submission timelines, and inspection requirements all have to be managed in parallel with on-site execution, and any gap between the two stalls the programme. Working within a live mall environment meant deliveries, noisy works, and waste removal all had to be scheduled around mall operating hours and coordinated with mall management. Aligning the fit-out scope precisely with Jack & Jones’ international brand standards while adapting to the specific dimensions and constraints of the BurJuman unit required close coordination with the brand’s design team throughout.

Our Approach

A retail fit-out in a live mall environment means two things matter above everything else: mall authority approvals and the opening date. We started by aligning the full programme with BurJuman’s fit-out regulations and submission requirements, so nothing on site moved faster than the approvals could keep up with. Trades were sequenced tightly — structural and MEP first, then finishes, then fixtures — with fabrication running in parallel off-site so installation could begin the moment the space was ready. Every stage was tracked against the opening milestone, not just the previous task.

Timeline

01 — Understanding the Requirement
Full brief received from Jack & Jones — brand fit-out guidelines, fixture schedule, MEP requirements, and the non-negotiable opening date mapped from day one.

02 — Site Visit & Technical Study
Shell & core unit surveyed in full — slab to slab height, existing MEP stub-ins, mall demise boundaries, and structural constraints all documented before scope was finalised.

03 — Planning & Scope Finalization
Complete fit-out scope agreed and approved — civil, MEP, finishes, joinery, and fixture installation all itemised with a programme built backwards from the opening date. Mall fit-out submission package prepared.

04 — Material & Execution Schedule
Long-lead MEP materials and joinery put into order immediately. Fixture fabrication coordinated with the brand. Mall NOC and fit-out permit tracked in parallel so on-site works could begin without delay.

05 — On-Site Execution
Shell & core works commenced — partitions, ceiling, flooring, and MEP first fix. Finishes applied trade by trade as each zone was cleared. Joinery and built-in elements installed. Fixture and display units brought in and positioned to the brand’s VM layout.

06 — Quality Check
All finishes, MEP installations, joinery fit, and fixture alignment inspected against the approved brand fit-out guide and mall handover checklist. Snags closed before the client walkthrough.

07 — Final Handover
Full store cleaned down, brand walkthrough completed, and unit handed over to Jack & Jones ready for merchandising and opening — on the date it was promised.
